The project involved the renovation of an existing warehouse into a state-of-the-art research and development facility for Supernal. The $40 million renovation included a comprehensive upgrade to electrical, HVAC, and structural systems, creating a modern workspace tailored to high-tech innovation. Key elements of the project included:

  • Lab Spaces: Multiple high-ceiling labs equipped with vertical lift garage doors for easy access to large equipment.

  • Warehouse Area: An expansive open space featuring a gantry crane for heavy lifting.

  • Showroom: A specialized showroom with a cyclorama wall and a pipe support grid for flexible setup.

  • Concrete Reverberant Room: Constructed to meet specialized acoustic requirements.

  • Raised Access Flooring: Integrated into the design to accommodate complex wiring and infrastructure.

  • Office Space: Renovation of office areas, including upgrades to millwork, flooring, and wall finishes, providing a modern and functional work environment.

Throughout the project, I played an instrumental role in managing the project lifecycle, coordinating with architects, engineers, and contractors to ensure on-time, on-budget delivery. This included overseeing procurement, tracking project schedules, resolving design conflicts, and ensuring that all work adhered to regulatory standards.


Skills Learned:

  • Change Order Process: Gained experience managing change orders from initiation to approval, ensuring that all adjustments were documented, approved, and tracked to maintain project budgets and timelines.

  • Client and Subcontractor Communication: Strengthened communication and relationship-building skills with clients and subcontractors, ensuring all stakeholders were informed and aligned with project goals, timelines, and expectations.

  • Procurement Tracking Log: Developed and maintained detailed procurement logs to ensure timely delivery of materials and services, optimizing project schedules and preventing delays.

  • Near-Zero Item Punch List Process: Applied a highly efficient process for tracking and resolving punch list items before project completion, ensuring quality control and minimizing last-minute issues at project handover.

  • Project Scheduling & Timeline Management: Enhanced skills in tracking project milestones, coordinating with contractors and subcontractors, and ensuring timely project delivery through effective scheduling techniques.

  • Budget and Cost Control: Gained hands-on experience with budgeting, tracking costs, and identifying cost-saving opportunities without compromising quality, contributing to projects being delivered under budget.

  • Regulatory Compliance & Quality Assurance: Ensured all work complied with industry regulations, safety standards, and project specifications, maintaining the highest quality throughout all phases of the project.

  • Cross-Disciplinary Team Collaboration: Worked closely with architects, engineers, and other stakeholders to align project goals and ensure seamless integration of design and construction requirements.

  • Risk Management & Problem Resolution: Identified potential project risks early on and collaborated with teams to implement solutions, ensuring minimal disruption to project timelines and budgets.

  • Contract Management: Gained experience in reviewing, negotiating, and managing contracts, ensuring all terms were met and that any issues were resolved efficiently.
